Tamarac’s Planning Board will consider a proposal to build a new 278-unit apartment building with restaurant space on West Commercial Boulevard on Wednesday, according to city records.
The Advantis Tamarac project as proposed would include a six-story building with 20 studio apartments, 153 one-bedroom apartments, 91 two-bedroom apartments, and 14 three-bedroom apartments, city records show.
The project would include nearly 400 parking spaces, 3,246 square feet of sit-down restaurant space, and 889 square feet for outdoor seating at 7951 W. Commercial Blvd., the records show.
Ten percent of the building’s apartments would be reserved for “workforce housing,” with income restrictions aimed at making those units more affordable.
A pool and fitness center would be among the apartment building’s amenities.
The three-acre project site was formerly Cheddar’s Scratch Kitchen, which closed in 2022. City records show that the proposed Advantis Tamarac project has been in the works since at least 2022.
Records show that the project was previously proposed as a joint venture between Advantis Development, the development arm of Prospect Real Estate Group, and Midtown Capital Partners.
If approved by Tamarac’s Planning Board, the proposal would be presented to the City Commission at an upcoming meeting. However, the project would still need to clear multiple hurdles before winning city approval.
The Planning Board meeting is scheduled for Wednesday at 9 a.m. The body is scheduled to vote on the proposed project’s zoning and site plan.
