The Tamarac City Commission on Wednesday is expected to throw its support behind a bill filed by Florida Sen. Rosalind Osgood (D-Tamarac) to help low-income seniors pay their condominium assessments, city records show.
Osgood’s legislation, Senate Bill 696, along with an identical bill filed in the Florida House of Representatives by Rep. Mitch Rosenwald (D-Oakland Park), House Bill 675, would provide up to $2,500 in one-time grant money to low-income seniors 60 and over who own condo units as their “homestead.”
The grants program would be established under a new rule implemented by the Florida Housing Finance Corporation. The money would go toward payment of recipients’ special assessment fees – money levied by condo associations to fund the associations’ legally-mandated reserve accounts.
“Tamarac believes that it is in the best interest of the city to express its support for Senate Bill 696 and House Bill 675 and urges all members of the Florida Legislature to support the bills,” reads the city resolution expected to be passed Wednesday.
According to the community’s website, Kings Point, a sprawling senior condo community in Tamarac, has around 5,000 units.
The grant bills proposed by Osgood and Rosenwald are among a number of pieces of legislation state legislators are considering that would help Florida condo owners facing increased condo fees, HOA dues, and surging insurance costs.
The increased fees are the result of laws the state passed in the wake of the collapse of a 12-story condo in Surfside in 2021, which killed 98 people. Those new laws mandate enhanced, more frequent inspections and require condos to maintain reserve funds to pay for repairs, maintenance, and any necessary replacements as determined by inspectors.
In response to the laws, condo associations across South Florida raised the fees they charge condo owners, often substantially.
